Tabs and their contents

Here is a summary of the information that can be displayed under each tab for your selected property. In addition to the text information displayed in the service, there may also be links to dossiers to open for more information.

Pågående ärende

A cadastral procedure is a case created to make a change to a property, joint property unit, or joint facility. Click on the case number if you want to access detailed documentation.

Ownership Tab

Displays information about registered ownership, address, shares in joint property units and joint facilities, and historical ownership information for the selected property.

Ägare

The person who is the registered owner of the property (both the land and the building).

Tomträtt

Site leasehold is a right to use and develop a property under conditions similar to ownership. If you have a Site leasehold, you also have the right to mortgage and transfer it. Usually, it is the municipality or the state that owns the property (land) and grants the site lessee the right to use the land for an extended period.

Innehavare

The person holding the Site leasehold. The building situated on the land is owned by the holder.

Lagfart

A registered ownership is a legal proof of who owns the property. It states who or which owns the property, how large a share of ownership for each owner, and how it was acquired (purchase, gift, inheritance, or marital property division).

Joint property unit includes land and water areas or independent fishing rights that belong to several properties collectively. A property may, for example, have a share in a road, boat dock, or clay pit.

Address

Shows one or more addresses that are located on the property.

Building Plot Map and Cadastral actions Tab

This section provides information about your property's size, a map of your plot, and descriptions of the land. It can also include details on how your property was formed and any changes it has undergone over the years.

Areal

Shows the size of the property in square meters. The area is typically divided into land area and water area, with water area often not specified.

Shows the legal cadastral measure that created your property and any subsequent cadastral measures that have modified it since its creation. Property formation measures can be, for example, subdivided property unit or property regulation (exchange of land between two properties).

Åtgärd tekniska

Shows the surveying and technical measures that have occurred on the property since its creation. A technical measure can be the restoration of a boundary mark or area measurement.

Avskild mark

Lists created properties formed through subdivision, often for the purpose of selling a part of the property. 

Economy Tab

This section provides information about any mortgages, tax assessment value, and the taxed owner(s) of the property.

Inteckningar

Shows whether there are any mortgages on your property. Mortgages are often used as collateral for loans. The list displays existing mortgages on your property. Having a mortgage does not necessarily mean that the entire property value is encumbered. Contact your bank to get the current information.

Anteckningar

Annotations are specific notes about a property or site leasehold. For instance, an annotation might indicate that the property has been foreclosed, cannot be transferred, or that the lessee has the right to purchase the property.

Taxeringsinformation

Tax assessment information is the consolidated value of your property. On your property, you can have values for plot land, forest land, arable land, buildings, and more. The tax assessment information serves as the basis for the property tax or real estate tax that is payable for your property.

Samtaxering för registerenhet

Joint assessment is when multiple properties with the same owner receive a common tax assessment value. It can simplify the handling of tax and fee payments for the owners of the properties.

Taxerad ägare

The individual or individuals who pay property tax on the property (usually the legal owner).

An example where the assessed owner and legal owner are different is in the case of a site leasehold. In this scenario, the municipality is the legal owner of the property (the land), but the site leaseholder is the assessed owner and pays the property fee.

Rights Tab

This section provides information about the rights associated with your property. A right can either encumber or benefit your property.

If the property was established before 1972-01-01, the documentation of rights may be incomplete in the text information. In such cases, you would need to consult the dossier to determine if there are any older easements.

Contractual rights are formed through agreements between property owners. This may involve having the right to use a water pipeline located on another owner's property.

Another example is having an encumbrance on your property, granting someone else the right to pass over it.

Rättigheter

This type of right is established through decisions made by a cadastral survey. It could entail a right for you as the property owner to use a road passing through another owner's property. Another example is having an encumbrance on your property, allowing someone else the right to install a power line over it.

Plans and Regulations Tab

This section provides information about the plans and regulations that govern the use of land and water where your property is located.

Planer

Plans and regulations regulate the use of land and water. In a detailed plan or building plan, you can find regulations that specify how and where you are allowed to construct within your area. For further information on plans, please contact the municipality where your property is situated.

Övriga bestämmelser

Additional regulations governing the use of land and water can be historical building preservation, railway plans, or biotope protection. For further information on historical preservation, contact the County Administrative Board (Länsstyrelsen). For details on railway plans, contact the Swedish Transport Administration (Trafikverket). If you have questions about biotope protection, get in touch with the Swedish Forest Agency (Skogsstyrelsen).

Utredningar med mera

Investigations and other area reports that are voluntary to report in the property register. For example, fisheries management area.

Kulturhistorisk lämning

A cultural heritage site could be an ancient monument. For additional information about your cultural heritage site, contact the Swedish National Heritage Board (Riksantikvarieämbetet).

Naturvårdsbestämmelser

Nature conservation regulations apply to nature reserves, national parks, shoreline protection, or mining permits. For more information on your nature conservation regulation, contact the County Administrative Board (Länsstyrelsen).

Mineralrättighet

Mineral rights regulate land use and may pertain to mining operations. For more information, contact the Swedish Mining Authority (Bergsstaten).

Joint Property Units and Joint Facilities

For joint property units and joint facilities, we only describe the headings that are unique to joint property units and joint facilities. Other headings under the tabs are the same as when viewing information related to a property.

Ownership tab – for joint property unit

Displays information about the joint property unit associated with your property. A joint property unit is a shared land and water area or standalone fishing rights belonging to several properties collectively. A property has a share in a joint property unit. Examples of different types of joint property units are roads, boat berths, and clay pits.

Displays information about the purpose, participating properties, and parish for your joint property unit.

Förvaltning

Displays information about the type of association that manages the joint property unit and the name of the association.

Ändamål

Describes the intended use of the joint property unit when it was created. Today, it may not be used for the stated purpose, but it is still common land belonging to the owners who have a share in the joint property unit.

Examples include roads, sand pits, boatman cottages, fishing, pig pens, islets, forest land, mill sites, district commons, or ownership unit commonholds.

Delägande fastigheter

Shows a list of the properties that have a share in the joint property unit. The unit for a share in a joint property unit may vary depending on where in the country the joint property unit is located, and during which period the joint property unit was created.

Examples of shares include percentages, hide, seland and mål.

Ownership tab - for joint facilities

Displays information about the joint facility in which your property has a share. A joint facility is a facility, constructed on or in the ground, created for at least two co-owners and is essential for the properties to function in the long term. A property may have a share in a joint road, water pipeline, sewage system, pier, garage, and more.

Displays information about the purpose, management, and participating properties for your joint facility.

Förvaltning

Displays information about the type of association that manages the joint facility and the name of the association.

Ändamål

Describes how the joint facility is meant to be used. Examples of purposes include roads, green areas, water and sewage systems, garages, energy facilities, or stairwells and elevators.

Delägande fastigheter

Shows who has a share in the joint facility. It can be properties, joint propertyunits, joint facilities, or a municipality. A share in a joint facility is a number indicating the proportion of the joint facility's total share figure that the share represents.

The map in the service

In the map, you can see the extent of your property. If you have multiple properties, you can only view the extent of one property at a time. You select which property you want to view in the panel on the left.

The map displayed in the service is the same map used for the My Map service. More information about features in the map and what it contains.
