Registration of ownership – company, association, or foundation

When a company, an association, or a foundation acquires or transfers a property, more documents than just the document of sale or deed of gift to be submitted.

Increased controls when someone applies for registration of ownership regarding immovable property and site leasehold from the 1 July 2026

The government has submitted a law proposal that aims to make the property market safer.  It´s about strengthened identity requirements for property registration, which essentially means an obligatory requirement for a coordination number when the applicant does not have a Swedish personal identity number. Legal entities must have a Swedish organization number and be registered in the beneficial ownership register which is kept by Swedish Companies Registration Office when such an obligation exists under that law, or in a corresponding register in another EU country.

Company

If the transferring party or the acquiring party of the property is a listed company, partnership or limited partnership, a registration certificate or register transcript must be sent in together with the application for registration of ownership. You can order these from the Trade and Industry Register, which is kept by the Swedish Companies Registration Office (Bolagsverket). The registration certificate or register transcript is needed so that we can see who the authorised company signatories are.

Economic association

If the transferring party or the acquiring party of the property is an economic association, a registration certificate or transcript from the association register must be sent in together with the application for registration of ownership. You can order the registration certificate or register transcript from the Swedish Companies Registration Office (Bolagsverket). The registration certificate is needed so that we can see who the authorised signatories are.

Non-profit association

If the transferring party or the acquiring party of the property is a non-profit association, in most cases the following documents must be sent in together with the application for registration of ownership:

  • the statutes of the association
  • minutes from a qualified meeting with a decision to sell or purchase the property (complete property designation should be provided)
  • minutes or other documentation showing who or which individuals were authorized signatories when the acquisition deed was signed
  • registration certificate or extract from the association register if the association is registered. You can order the registration certificate or extract from the Swedish Companies Registration Office/Bolagsverket (new window).

Foundation

If the transferor or acquirer of the property is a foundation, the following documents need to be submitted along with the application for registration of ownership:

  • the foundation's statutes or the foundation instrument
  • an extract from the foundation register, which is available from the County Administrative Board (Länsstyrelsen), showing who or which individuals are authorized signatories
  • if the foundation is not registered, the foundation instrument or other documentation showing who or which individuals represent the foundation is required instead.
